Site Appearence in Google and Rank Trackers

Hello all SEO persons and professionals. I m here to ask you all two typical questions regarding Google and Rank trackers

1) Why a site does not appear in Google for a specific keywords when it is tracked by a Rank tracker on a specific place. e.g your website www.myexample.com is checked in keywords tools for the term say "my example" and rank trackers shows your website in Google page one number one for this term but when you check the site in Google you don't get anything. Note: The site is not sand boxed and appears well for other terms.

2) My second and most important question: Why a site keyword rank tracker does not track a site for specific term while site appears well in google. I have tested this on many keyword rank trackers for some terms for a website and I did not get any keyword positioning but when I check the site manually for that term. the site appears in Google. Whats the logic behind these two situations?  Any Pro here????
